Wet Area Requirements for E3/S1

Under recent changes to the Building Code, kitchens and laundries are now classified as ‘wet areas’ in addition to the usual bathroom, WC etc. 

This means that timber floors as they were previously are no longer an ‘Acceptable Solution’ for Building Consent purposes in these zones.

If timber flooring is desired in kitchens, laundries, WC’s or bathooms, the Building Consent application must include the ‘Alternative Solution’ paperwork showing compliance of the specific timber flooring proposed to be used.

This sounds onerous, but its not! Here at Summit Flooring we have prepared the necessary paperwork to support your application to the local authority, so you don’t have to.

If you choose to purchase your Oak flooring from us, we will provide you with the paperwork required which essentially details how these areas need to be installed differently to your other areas.

Just to reiterate, this only applies to ‘wet areas’ – all other areas (dining/living/lounge/hallways etc) do not require any Building Consent specific paperwork to support your application.
