How much does engineered timber flooring cost in New Zealand?
Engineered timber flooring costs depend on the product you choose, who you buy it from, the area you’re covering and the work required to prepare and install your floor.
Engineered timber flooring provides a ‘real wood’ flooring and a premium product relative to imitation wood or wood-effect products and laminates.
At Summit Flooring, our standard engineered Oak finishes cost $159.85 per m² including GST, and Dusky Ash costs $148.35 per m² including GST. These prices are for flooring supply only.
To budget for your completed floor, you’ll also need to allow for cutting waste, freight, installation, adhesives and any subfloor preparation. Below, we explain these costs and show a simple example using Summit’s flooring prices.

Natural Oak, Blonde Oak and Moscato Oak
Priced at $139/m2 + GST ($159.85/m² including GST).
Dusky Ash
Priced at $129/m2 + GST ($148.35/m2 including GST).
These prices cover the supply of the prefinished flooring boards. Freight, installation, adhesives, moisture protection and subfloor preparation are additional.

Why is there such a range of pricing for engineered timber flooring?
As of 2026, prices for engineered flooring in NZ range from $115 - $280 per m² including GST.
That is due to a range of factors, namely:
The thickness of ‘real wood’ veneer as the top surface to the board - these range from 2mm to 6mm. We sit in the middle at 4mm for Oak and 3mm for Ash, which are ample and will allow 1-2 sands in the future if needed.
The width and length of each board - these range from 1500mm long to 2400mm long. Again, we sit in the middle at 1900mm long.
The quality of the Oak and construction of the backing ply - Our Oak is sourced from Europe and is ABC grade. Our backing ply is designed for additional stability of the board.
The finish on the boards - Lacquer v Oil. This is always a hot topic and neither is superior to the other. It really depends on personal preference. Lacquer for a long lasting, resilient finish which is difficult to locally touch up. Oil for a finish which can be locally touched up but will require more regular maintenance and surface treatment.
The company you are buying from - Some supply companies focus on showrooms and marketing, attracting higher overheads which means higher retail pricing. We are focused on providing a quality product without heavy physical presence in showrooms. We let word of mouth do the talking. We are real people and always keen to discuss your needs.
Example: flooring supply for a 50m² area
For an Oak floor covering 50m², allowing an illustrative 10% for cutting waste gives a flooring requirement of 55m².
At $159.85/m² including GST, the estimated cost of the flooring boards is $8,791.75 including GST.
This excludes freight, installation, adhesives, moisture protection and subfloor preparation. The final order quantity will also need to be rounded up to complete boxes (which contain 2.166m2 each).

The appropriate waste allowance depends on your room layout and installation details. Your installer should confirm the quantity required before you order but we can give you a very accurate idea.
What other costs should I allow for?
Your completed flooring cost includes more than the boards. Ask your installer to confirm which of the following are included in their quote:
Existing flooring removal: Lifting and disposing of old floor coverings, where required.
Subfloor preparation: Levelling, grinding or repairs needed to provide a suitable surface.
Moisture testing and protection: Testing the subfloor and supplying the moisture-protection system required for your installation.
Adhesive and installation: Suitable flooring adhesive and labour to install the boards.
Finishing details: Stair nosings, transitions to other floor coverings, and any skirting or door adjustments.
Freight: Delivery of your flooring to the agreed destination. We are able to provide very competitive freight rates due to our nationwide carrier agreement.
The amount of preparation required can make a significant difference to the total cost. A quote based on your actual subfloor and room layout will be more reliable than a general installation rate per square metre.
How much does engineered timber flooring installation cost?
Installation costs vary depending on your subfloor, room layout, location and finishing details. Open rooms with a well-prepared subfloor generally require less work than projects involving extensive levelling, stairs or numerous small spaces.
Summit Flooring supplies the boards only. Installation is quoted separately by your chosen installer and typically costs anywhere between $80/m2 and $120/m2 + GST.
When comparing installation quotes, check that they cover the same work, including preparation, moisture protection, adhesive and finishing details. Confirm whether GST is included.
